Dholera Special Investment Region (SIR), south-west of Ahmedabad in Gujarat, is a planned greenfield city on the Delhi–Mumbai Industrial Corridor. An expressway from Ahmedabad, a new airport and a semiconductor manufacturing project have kept it in the news, and plots here are marketed all over India.
Because it is sold so widely, Dholera is also where buyers most often pay for land they do not understand. Bhumiwala lists only plots whose town-planning position we can verify.
Land inside Dholera SIR is reorganised through Town Planning (TP) schemes. Each original survey number is given a final plot in the scheme, with its own land use. Before you buy, ask which TP scheme the land is in, its final plot number, and the land use shown for it. See our TP-2 listings.
Many plots sold as "Dholera" lie outside the SIR boundary, or are agricultural land without non-agricultural (NA) conversion. Those may never carry the value the brochure suggests. For a project, check Gujarat RERA; for land, check the title and NA status in the revenue records.

It can be, for a long-term investor who buys a verified final plot inside the SIR with the right land use. It is a poor idea to buy land outside the SIR, or agricultural land without NA conversion, on the strength of Dholera's name. The city is being built over many years; patience and paperwork matter more than the brochure.
A Town Planning scheme reorganises land in an area into planned final plots, roads and public spaces. In Dholera SIR, your purchase should map to a specific final plot in a sanctioned TP scheme, with the land use stated for it.
Ask for the TP scheme and final plot number and check them against the official TP maps; confirm the land use; check the seller's title and NA conversion in the revenue records; and for a project, confirm its Gujarat RERA registration. If any of these is missing, do not pay a token.
Dholera SIR lies roughly 100 km south-west of Ahmedabad; the expressway being built between them is meant to shorten the drive considerably.
