Noida is a planned city run by the Noida Authority, and that shapes every purchase: most land is allotted on long lease by the Authority rather than sold freehold, sectors are laid out on a grid, and the metro and expressways decide which sectors are in demand. The Noida–Greater Noida Expressway belt and the sectors near the Aqua Line carry much of the newer high-rise supply.
Bhumiwala shortlists RERA-registered Noida projects, checks the Authority and lease position before you pay, and arranges site visits free of charge for buyers.
In Noida you usually buy a leasehold interest from the Authority's allottee, not freehold land. That is normal and fully saleable, but it brings two checks: whether the developer has cleared its dues to the Authority (unpaid dues have held up registries in the past), and what transfer charges apply on resale. Ask for the lease deed, the Authority's no-dues position and the occupancy certificate for ready projects.
The expressway sectors towards Greater Noida, including Sector 150 with its large green areas, draw families wanting newer towers. The central sectors near the metro cost more but come with mature markets, schools and hospitals. Investors also watch the Jewar airport belt further south. See what we hold in Noida.
Noida projects register with UP RERA. Match the registration to your tower and phase, check the committed completion date, and read the builder-buyer agreement against the RERA model agreement before you sign.
Most property in Noida is leasehold: the Noida Authority leases land to developers and allottees for a long term, commonly 90 years. Leasehold flats are bought, sold and mortgaged normally. Freehold is the exception, so check the lease deed and any transfer charges before you buy.
Buyers who want newer towers and open space look at the expressway sectors, such as Sector 150; buyers who want everything already built around them look at the central sectors near the metro. The right choice depends on your workplace, budget and whether you need the home now. Tell us your requirement and we will shortlist.
Search the project name or registration number on the UP RERA portal and confirm that the tower and phase being sold to you are covered. Check the registered completion date and any complaints listed against the project. We show the RERA number on every project we list.
In several projects, registries were held up because the developer owed land dues to the Authority. Before you buy, ask whether the project's dues are cleared and whether registries are currently happening in that project — resale buyers in the same tower are a good source.
Noida generally offers more space for the money and a planned sector layout with wide metro coverage; Gurugram has the larger corporate job market and more premium launches. Compare both on our Delhi NCR guide.
No. On new projects where we are the developer's channel partner, buyers pay no brokerage, and site visits are free.
