Buying property in Gurugram: what to know first

Gurugram grew around its offices, and that still decides where people want to live: the shorter the drive to Cyber City, Golf Course Road or Udyog Vihar, the higher the price per square foot. Most of the city's new supply now sits on its edges — along the Dwarka Expressway, the Southern Peripheral Road and the Sohna belt — where launches are newer and the infrastructure is still catching up.

Bhumiwala helps buyers sort Gurugram's many launches into a short list that fits a real budget. We check each project's Haryana RERA registration and licence, build an all-in cost sheet, and arrange site visits without charging the buyer anything.

Gurugram's main property belts

Dwarka Expressway links Gurugram to west Delhi and the airport side and carries much of the new high-rise supply. Golf Course Extension Road and the Southern Peripheral Road hold premium projects close to the established city. Sohna and the southern sectors are where buyers find lower entry prices and plotted options, at the cost of a longer commute.

Licences, RERA and builder floors

Group housing and plotted colonies in Gurugram are licensed by the Town and Country Planning department (DTCP) of Haryana, and projects are registered with Haryana RERA. Check both. For an independent or builder floor, ask whether the floor is separately registered, whether the building plan is approved for that many floors, and whether an occupation certificate has been issued.

Shops, offices and SCO plots

Gurugram is one of the most active markets in the country for SCO (shop-cum-office) plots and retail space. Before you buy for rent, confirm the frontage, the permitted floors and the footfall the location actually gets, and treat any assured-return figure as a promise that needs to be in the agreement. Browse our SCO and commercial listings.

Gurugram property: questions buyers ask

Which sectors in Gurugram are good for buying a flat?

It depends on your commute and budget. The sectors along the Dwarka Expressway and the Southern Peripheral Road get most of the new launches; the older central sectors cost more but come with ready roads, schools and markets. Tell us where you work and what you want to spend, and we will shortlist sectors that fit both.

Is the Dwarka Expressway a good place to invest?

It has become one of Gurugram's busiest corridors for new housing, helped by its direct link towards Delhi and the airport. Prices have already moved, so the case today depends on the specific project, the developer's delivery record and how close the tower is to the expressway and its exits — not on the corridor name alone.

How do I check a Gurugram project's licence and RERA registration?

Ask the developer for the DTCP licence number and the Haryana RERA registration number, then look both up on the official portals. The RERA record shows the registered phase, the towers covered and the committed completion date. We show the RERA number on every project we list.

Are builder floors in Gurugram a safe purchase?

They can be, if the paperwork is right. Confirm that the plot is in a licensed colony, that the building plan approves the number of floors being sold, that your floor is registered in your name, and that an occupation certificate exists. A builder floor gives you lower maintenance and more privacy than a high-rise, but less security and fewer amenities.

What is an SCO plot in Gurugram?

SCO stands for shop-cum-office: a small commercial plot on which the owner can build a few floors — typically a shop at the ground level and offices above — within the limits of the approved plan. They are popular with investors who want rental income and control of the whole building.

What does a flat in Gurugram really cost beyond the base price?

Add stamp duty and registration, GST on under-construction units, preferential location charges, car parking, club membership, the maintenance deposit and any external development charges the developer passes on. We prepare an all-inclusive cost sheet so you can compare two Gurugram projects on the same footing.

Do I pay brokerage to Bhumiwala for a Gurugram project?

No. On new projects we arrange, the developer pays our fee as a channel partner. Buyers pay no brokerage, and site visits are free.

Is Gurugram or Sonipat better for a plot?

Gurugram plots are scarcer and cost far more, but sit in a mature market with strong resale. Sonipat and Kharkhoda offer much lower entry prices and more room to grow, with a longer wait for that growth. Compare our Sonipat and Kharkhoda pages before you decide.
